Although zoning requirements depend on the emirate and plot, data centers require land zoned for industrial or utility purposes, where power supply, generator facilities, and fuel storage can be approved. We always look into zoning issues at an early stage in order not to have problems down the line.
Closer proximity to landing stations in Fujairah and Dubai decreases latency and provides facilities with better connectivity to international networks. This is less relevant for enterprise or DR-based facilities that care more about other factors like the proximity to HQ.

This lets clients add cooling capacity as racks fill up, instead of running oversized systems at low efficiency for years.
